Alec Depcynski, a staff writer for BizSense, has put some shoe leather into his reporting on business conditions in Carytown. By his count, 22 of the 164 store fronts in the Cary Street retail corridor are vacant – making a vacancy rate of 13 percent.

Using a Thalhimer retail report as a yardstick, he concludes, that's higher than every single submarket in the Richmond region. Vacancy rates range from 3.1 percent in the Regency area to 8.2 percent in the Willow Lawn submarket.

But no one seems alarmed. Frances Daniel, owner of Mrs. Marshall's Carytown Café, said, "There's always turnover. That's the one thing about this area ... People are always going in" and filling up the vacant buildings. Businesses will always be buying space in Carytown because of its history and its vibe, she told Depcynski. "It's still the coolest shopping district around."

Bacon's bottom line: I agree. I live halfway between the Regency Mall and Stony Point Fashion Park, but neither can hold a candle to Carytown.

Carytown is a bunch of overpriced stored on overpriced plots of land. with gas @ $4 a gallon gas...people cant shop like they used to, therefor businesses cant pay the rent.

Cake, most people go to Carytown to be seen and be cool. They wear their pink shirts, Sunday best and walk around with their Starbucks and dog. I agree to a point, a lot of shops are full of overpriced junk however there are some good shops. For residents in the Fan, it's nice to walk down there for food, coffee, etc...Plan 9 is still a great music store. The Byrd, feh, if you're 6 feet tall it stinks, you can't fit in their 80 year old seats.

The fact Carytown hasn't completely gone under is remarkable. I can't think of any reason I'd want to eat or shop there (besides nacho mamas and Kroger maybe). Ukrops, doesn't sell beer or allow me to shop on Sundays. 99% of antique shops are a job - overpriced crap the owner found on ebay or at a yard sale. The movie theator shows movies that have been out for awhile for cheap? Hello, anybody heard of bittorrent? I can download and burn movies without even having to drive the hummer to carytown. The bike store can't compete with craiglist for price.

Carytown is getting a big bonus, in that Schwarzschild Jewelers is rebuilding their old store in the vacated Carytown Liquor Shop, tripling their current size and getting out of Can-Can's shadow. Big Plus!!
