The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for the City of Richmond, John Marshall Courts Building, 400 North 9th Street, Richmond, Virginia on December 16, 2019, at 2:15 PM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: ALL THAT CERTAIN LOT, PIECE OR PARCEL OF LAND, LYING AND BEING IN THE CITY OF RICHMOND, VIRGINIA, WITH THE IMPROVEMENTS THEREON, KNOWN AS NO. 708 NORTH 33RD STREET, ON THE WEST LINE OF 33RD STREET, BETWEEN "M" AND "N" STREETS, BOUNDED AND DESCRIBED AS FOLLOWS, TO-WIT: BEGINNING AT A POINT ON THE WEST LINE OF 33RD STREET 90.22 FEET NORTH OF "M" STREET, AND RUNNING THENCE NORTHWARDLY ALONG AND FRONTING ON THE WEST LINE OF 33RD STREET 23 FEET, AND RUNNING BACK BETWEEN PARALLEL LINES 123.75 FEET, MORE OR LESS, TO AN ALLEY TEN (10) FEET WIDE, WHICH ALLEY IS OPEN IN THE REAR OF THIS LOT AND THE OTHER LOTS TO THE NORTH AND SOUTH OF THIS LOT AS A PRIVATE ALLEY FOR THE USE OF THE PROPERTY HEREBY CONVEYED AND THE SAID THREE LOTS NORTH AND SOUTH; BEING MORE FULLY SHOWN ON PLAT MADE BY T. TERMS OF SALE: ALL CASH. A bidder's deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser's deposit may be forfeited to Trustee. Time is of the essence. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled to a return of the deposit paid.
